Metropica Improvement District Infrastructure Funding Project

GSG was retained to assist the City of Sunrise in the development of an assessment program to fund the engineering, design, construction, start-up and financing costs for infrastructure improvements related to the Metropica Improvement District (MID). The Metropica Improvement District is a 65-acre, development project that will have up to 2,500 condos, 300 townhomes, 485,000 square feet of commercial space and 785,000 square feet of office space, as well as a 2-acre park that will be deeded to the City of Sunrise. The infrastructure improvements consist of roads, water, wastewater, stormwater, parks and underground utilities in addition to off-site improvements related to the MID development. The development has been conceived as an extraordinary experience that will appeal to professionals and residents who are looking for an “urban flavor” in Western Broward County.

Parking Garages at Sawgrass Mills Infrastructure Funding Project

Cost: $64 M

GSG was retained to assist the City of Sunrise in the development and implementation of an assessment program to fund the costs of engineering, design, construction, start up and financing for the Parking Garages at Sawgrass Mills. The Sawgrass Mills Mall is Florida’s largest outlet, value retail, and entertainment venue totaling 2.8 million square feet of building space. The project includes the construction of two public parking garage structures necessary to expand the Sawgrass Mills Mall. Parking Garage 1 is currently designed as at grade plus four levels and will contain approximately 1,685 spaces within a 634,000 square foot area. Ground breaking for Parking Garage 2 is expected to commence after the first garage is complete. In order to finance the Project, GSG has assisted the local government and the Mall Owner and Developer, Simon Property Group, with identifying the properties to be specially benefited by the Project. With these improvements at the Sawgrass Mills Mall, tourists and natives alike will enjoy convenient parking locations, and continue to explore over 350 stores, a mix of national retailers, distinguished restaurants and entertainment venues at the Mall.
